Since its founding in 1985, Pascual, Perez, Kiliddjian, Starr (PPKS) & Associates has focused on its clients. One of the firm’s seminal projects for the development company Arvida became what is now the City of Weston, Florida. The collaboration resulted in the design and construction of more than 10,500 residential units of different types and densities. PPKS has been located in the City of Doral, Florida for over thirty years offering planning and architectural services. The firm’s work in Florida spans from the panhandle in the north to the Florida Keys in the south. Internationally, the firm has worked in the Bahamas and in Central America.
Four partners form the leadership at PPKS. Partners Mario Pascual and Peter Kiliddjian are from Cuba and have resided in Miami for over fifty years. Edgar Perez is from Honduras and has lived in the United States for more than forty years. Andrew Starr is from Pennsylvania and has lived in South Florida for over twenty two years. Mario is a graduate of the University of Florida, while Peter, Edgar and Andrew graduated from the University of Miami. Together they lead a team of twenty-five architects and planners of diverse nationalities and various levels of experience.
Clients seek to work with PPKS due the comprehensive service the firm provides. From the initial planning stage, PPKS incorporates its market knowledge and experience in architectural design and efficient construction. This strategy has been the foundation of ensuring the value and identity of each community the firm designs.
Presently, PPKS is working on projects throughout South Florida, considered to be one of the best regions for real development in the United States. Within the region, the City of Doral is especially unique due to an international market that is seeking modern designs, tropical outdoor living areas and luxurious amenities. The modern contemporary style dominates recent developments, not only for the design of outdoor living spaces and facades, but also in the concepts and development of floor plans and interior spaces.

PARTNERS
Mario Pascual
Mario Pascual, a founding partner of Pascual, Perez, Kiliddjian and Starr & Associates (PPKS), serves as Principal in Charge of Design. In over thirty-five years of client service he has introduced unique and sensible designs that are vital to successful residential and commercial projects. Mario began his career at the University of Florida graduating in 1974 with a Bachelors of Design in Architecture, and again in 1976 with a Masters of Arts in Architecture. He has been a registered architect in the State of Florida since 1978, and maintains membership in the American Institute of Architects (AIA). In 2009, Mario completed LEED accreditation process, thus allowing PPKS to offer LEED certification and state of the art green building practices to its clients. With each project Mario strives to intertwine his experience with the latest design and building concepts to deliver functional, marketable and sustainable designs.
Edgar Perez
Edgar Perez, a founding partner of the firm, serves as Principal in Charge of Production. Upon graduating from the University of Miami School of Architecture in 1979, Edgar quickly displayed outstanding skills in production, construction administration, contracting and administration. In over thirty-five years of experience, he has earned an outstanding track record of ongoing architectural services for companies such as Lennar, Terra Group, Century Homebuilders, Shoma Homes, D.R. Horton, Arvida/St. Joe, Cayon Group as well as other major developers and builders. Under Edgar’s direction, the production department at PPKS has permitted hundreds of buildings and thousands of residential units. He has cultivated working and professional relationships with local building departments and authorities that allows PPKS to offer prompt and complete production services to its clients. Edgar has been a registered architect in the State of Florida since 1995, and carries affiliations with the American Institute of Architects (AIA), and the Latin Builders Association (LBA).
Peter Kiliddjian
Peter Kiliddjian, Principal in Charge of Design, brings twenty-five years of experience on a variety of project types including residential, commercial, and urban design. A 1990 graduate of the University of Miami, his design approach encompasses the latest urban and smart growth planning principles. Peter has the benefit of holding both an Architecture and General Contractor’s license in the State of Florida. In addition to his professional licenses, Peter is also a LEED accredited professional and member of the Latin Builders Association (LBA). Peter has led many multidisciplinary teams to produce some of the largest and most diverse mixed-use projects in South Florida, including traditional neighborhood developments and New Urbanist communities. Peter’s work has been widely recognized for its emphasis on civic responsibility and sensible design.
Andrew Starr
Andrew Starr, principal planner, has over 15 years of experience on a wide range of projects, including residential, mixed-use, urban, and infill projects. A 2003 graduate of the University of Miami, Andrew worked in Philadelphia, Pennsylvania, before joining the firm in 2005. He has been a registered Architect in Florida since 2008 and is also LEED and NCARB accredited professional. Andrew strives to create projects that meet the needs of all stakeholders. In addition, he has advanced relationships with local planning departments, allowing PPKS to maneuver the site plan approval process quickly. widely recognized for its emphasis on civic responsibility and sensible design.
